Mission Viejo is a challenging market to penetrate, so we assisted Orchard Supply in adding a mezzanine to an old 25,000 square foot grocery box in order to accommodate the 35,000 square feet Orchard Supply required. The entitlement process was challenging, especially given the vintage of the center.  Aside from the mezzanine, we needed to relocate three other tenants to make room for Orchard Supply’s new space.
